			<content:encoded><![CDATA[<p>Just over a year ago I accepted employment with the Atria Senior Living Group. Nice supplement to my appraisal income which has been sporadic since 2007.  The experience of working with seniors in an Assisted Living facility has opened my eyes.  As a baby boomer I am only 25 to 30 years younger than they are.  Back on 9-11 many of these seniors were actively driving, running businesses and households, enjoying the heyday of senior life. Today they are still enjoying life but now a little more diminished. This is telling me something and to some extent is fueling my interest in intentional living as published on Moodyapprasial.com under the shared housing title. I have a stronger interest now in this type of approach to living while I am still able bodied, can speak effectively, and think coherently.  I am sure most of us have abilities that we could bring to such an arena of living. I for instance, am a pondist, with 70+ Koi and a variety of other fish; this fall I am able to fertilize my potted vegetable garden with pond water.  Tai Chi and Yoga helped with the sciatica and the spinning class helps keep my effective age less than my actual age.  I’m seriously considering giving an unused 20 oz. “Estwing” hammer a christening at the local Habitat for Humanity project to enhance my abilities in house construction. Wouldn’t it be nice to have a small group, “Intentional Shared Housing in Jacksonville”, that might like to explore some of these possibilities together.</p>

			<content:encoded><![CDATA[<p>This is a timely topic; nothing new, I suppose we could trace this back to the beginning of human existence.  Sharing caves, contributing efforts to keep them clean, protected and maybe even pretty.  Of course since then we have property rights that are well defined by our laws including the idea of a tenant  renting or leasing a property from an owner or landlord rather than owning the property outright in fee simple.  These days particularily with the economy being just barely out of recession, inflation becoming more significant, and foreclosures being rampant there might be some things that we can do to cope. With the overall poverty rate rising to 15.3% in 2009 I would not be suprised that it is even higher how, in 2011.<strong>  So have you ever considered sharing a domicile (house) with others to cut your living expenses to reasonable levels?</strong>  If you go about it right and lay out the rules in advance this could be a viable alternative to living in a smaller apartment with few amenities.  Check out the moodyappraisal.com web site under &#8220;Shared Housing&#8221; for some basic tips that could make this type of living arrangement quite profitable and enjoyable.<strong> </strong></p>

			<content:encoded><![CDATA[<p>&#8220;Fair Market Value&#8221;  (FMV) is the price at which the property would change hand between a buyer and a seller when both have reasonable knowledge of all the necassary facts and neither has to buy or sell. If parties with adverse interests place a value on property in an arm&#8217;s-length transaction, this is strong evidence of FMV.  Pub. 544 chapter 1 Page 3 Department of the Treasury (IRS) Mar 30, 2011.  When the mortgage on the property is higher than the FMV, mortgage forgiveness, has likely taken place which is taxable as income to the original mortgagor.  Might be time to get an appraiser, one that can support an opinion of Fair Market Value.</p>
